Property Management Companies

Have a complaint about a property manager

  1. My husband and I rented a property from this company and when we moved out in May 1999 they said we owed them money for repairs. We disputed the claim and asked to see the receipts and pictures of the "damage" they say we caused. None of this was ever shown to us and they never contacted us again regarding the charge.
    Two months later it showed up on our credit file as a past due amount owed. We disputed that through Equifax and in October 1999 the claim was deleted from out credit file because they could not prove to Equifax we owed the money either. We never had any further contact with Property Management Specialists after this happened. Now, almost two years later, it has been replaced on my credit file again, this time as an individual account.
    I cannot get anyone at Property Management Specialists to return my phone calls. I have tried NUMEROUS times to get through to them. I am having no luck with the credit agency because they work for P.M.S., and Equifax has also been extemely unhelpful (that is another complaint in itself). I just want proof or validation of why they feel we owe the money. I have several supporting documents I will be faxing regarding this matter. I do not feel we owe them any money. I want this off of my credit file and never to be replaced again. I also feel P.M.S. should be repremanded for fraudulent charges on my credit file.

    We are trying to get a loan and are fighting with the bank now regarding these allegations. I have made stressful phone calls to Property Management Specialists, The collection agency (Rapid Recovery & Professional), The Federal Trade Commission, Consumer Fraud, Consumer Services and the Better Business Bureau. I have wasted numerous hours researching The Fair Credit Reporting Act and the Florida Statutes. This has been extremely stressful for a second time.

  2. On the day I gave my keys back, I was told that I would be charged for:
    - the replacement of all the carpets of my apartment because the colors did not match between the different rooms and because the white carpet of my bedroom was a bit dirty. I was very surprised to hear that because there were no carpets at all in the whole apartment when I moved in two years ago. I personally bought and placed the carpets in the whole apartment. More importantly, I asked whether I had to buy a specific kind of carpet (color and texture) because I did not want to be charged again the day I would move out and I was told that I could choose any color similar to the one of the other apartments, which I did. When the carpet were placed, I asked the manager to take a look and she gave me her approval.
    - the installation of new blinds. Again, there were no blinds when I moved in. I personally bought curtains and installed them.
    - Repainting the whole place. When I moved in, the walls were covered with multiple stains and holes that were quite large in some places. I personally repaired all the holes and repainted the main room with white paint. The bathroom was painted in apple green which took me many days and a lot of white paint to cover it.

    Besides, I also fixed the doors of many shelves (?) that did not close properly ;
    I bought several pulls for the shelves doors where they were missing ;
    I replaced the toilet seat that was broken ;
    I repainted the gasket and the central heater with temperature-resistant paint ;
    I bought a new lamp for the hall between the bathroom and the bedroom ;
    I filled the hole left in the wooden floor of the kitchen ;
    I cleaned the whole apartment that was very dirty, especially the oven and the vented hood.

    I did all of this because I had the feeling that it was much more convenient for everybody. I did not want to wait days or weeks to have it done. As a matter of fact I was not supposed to pay for all of this but I did and I did not seek any reimbursement whatsoever.

    I also know that, after a few years, landlords can not charge tenants for used carpets or stained walls as long as it was due to a normal use of the apartment. Besides, I believe that landlords may not charge tenants for objects that were already missing on the day they moved in. It does not make any sense.

    Therefore, I will not accept to be charged for anything I did not personally damaged or removed.
